Determining Factors
Although there are a number of aspects to consider, a few of the most critical are: proper pricing strategy, showing availability and effective photos.
Pricing Strategy
Not pricing the property correctly from the start and/or not following a specific strategy of timely incremental price modifications is a
surefire way to avoid receiving any offers. This is probably the most critical aspect.
Showing & Availability
Many opportunities have been lost because an owner was unavailable to set up an appointment or to show a property. Agents call the owner,
leave a message, only to receive a call back hours after they have gone on to show their clients other properties. Those are potential offers in the wind.
To sell your property, you must be reachable during normal business hours. If that is not possible, be sure, at least, to return calls at your very earliest convienience.
Effective Photos
Today's buyers search extensively online and, as studies have shown, depend primarily on listing photos for deciding whether or not to inquire further about
a property. It is therefore essential to have flattering, well-taken photos of your property available for buyers to view. Do not underestimate the importance
of this fact!
