Flat Fee MLS Listing Companies

FLAT FEE MLS companies offer similar services and features. They differ however in their ability to consistently and accurately perform services in a timely manner. Many Flat Fee MLS or "for sale by owner" companies are not local, Florida, licensed real estate brokerages, but rather unlicensed national "referral companies", which sign up customers on their web sites and refer them out to agent "affiliates" who are members of a local MLS.

Not being professional listing administrators, these "affiliates" are often not prepared to adequately service listings on an ongoing basis. Referral companies using "affiliates" are often distinguishable through web site text such as: "After submitting your listing, you will be contacted by an agent to complete the process."

How important is this? Consider the fact that you, as an owner, are signing up for a service that could extend over a number of weeks or months. Will the agent/company input your listing correctly in a timely manner and check for inaccuracies and compliance with MLS regulations and federal fair housing laws? Will your contact number "consistently" be available to Realtors and "non-represented" buyers who contact the company directly? Will submitted listing changes be made swiftly, and will you receive all leads and offers that occasionally find themselves routed directly to the listing office?
