6. Keep Track of Due Dates
Keep track of all activities and the dates by which they must be performed as set forth in your executed contract.
7. Stay in Touch
Stay in polite contact with the buyers' agent (if one is involved) regarding timely compliance with contract terms. Coordinate a final closing date with your closing agent.
8. Prepare for a Walk-through
Buyers usually expect to "walk through" and inspect the property prior to closing to confirm that any agreed-upon repairs have been made and that the property is in the same condition as is was when the contract was signed.
9. Review HUD-1 Closing Statement
Shortly before closing, your closing agent should provide you with a HUD-1 Settlement Statement, which lists the expected closing costs each party will incur and the disbursements to be made at closing (your closing agent can explain items you don't understand). After any adjustments have been made, the "Final HUD-1" and other documents are signed by both sides at closing. A copy of the "Final HUD-1" must be faxed to the listing office within 24 hours of closing to comply with strict MLS listing status change regulations.
10. Close & Collect your Funds
Time to congratulate yourself on a job well done. You saved money and did it yourself—a satisfiying combination!
