Below is a typical sequence of activities to perform after listing your property.
1. Complete a Seller's Property Disclosure (residential sales)
Fill out and make copies of the Seller's Property Disclosure (downloadable from our form library). This documents your knowledge of any defects in the property that could affect its value.
2. Set up Showing Appointments
Realtors call you directly for showing appointments or lock box codes. Non-represented buyers who contact the listing office are given your phone number and requested to call you directly.
3. Evaluate and Negotiate Offers
Evaluate all written offers carefully. If you are unclear about the terms of an offer, consider seeking assistance prior to signing through a local real estate attorney.
4. Execute a Contract
Upon signing an acceptable offer, make copies and return it to the agent or buyer who presented it to you. A copy of the signed contract must also be faxed to the listing office within 24 hours of signing in order to comply with strict MLS status change regulations.
5. Contact a Closing Agent
Bring a copy of your contract to a closing agent (title company or attorney). The agent can assist you with the sequence of activities leading up to closing. |
