"TRADITIONAL" home sales typically involve two Real Estate Agents, a SELLER'S AGENT and a BUYER'S AGENT.
SELLER'S AGENT
A SELLER'S AGENT lists the Seller's home on the MLS for a commission (typically 6% of the sale price). During the listing period (e.g. 6-12 months), the SELLER'S AGENT is entitled to his commission even if the Seller finds his own Buyer!
BUYER'S AGENT
A BUYER'S AGENT finds homes for potential Buyers by searching the MLS for listings. If his client buys a "listed" home, the BUYER'S AGENT receives 50% of the SELLER'S AGENT'S commission.
