"Traditional" residential property sales typically involve two Real Estate Agents, a Seller's Agent
and a Buyer's Agent.
Seller's Agent
A Seller's Agent lists the Seller's home on the MLS for a commission (typically 5%- 6% of the sale price). During the listing
period (e.g., 6-12 months), the Seller's Agent, upon the sale of the property, is entitled to the full commission, even if the
seller finds his/her own buyer!
Buyer's Agent
A Buyer's Agent finds properties for potential buyers by searching the MLS for listings. If his/her client buys a
"listed" property, the Buyer's Agent typically receives 50% of the
Seller's Agent commission.
"Flat Fee MLS" Real Estate
With Flat Fee MLS, the seller only pays the Buyer's Agent a commission, typically 2%-3% of the selling price. The Seller's Agent
(a.k.a. the Listing Agent) receives no commission, only the flat fee for listing the property, and, the seller owes 0% total commission if he/she finds
his/her own buyer.
